✹ Easy self-check-in is available via the keypad on the front door - a personalized code will be sent to you prior to check-in.

✹ NATURE & WILDLIFE: The property is located in a heavily wooded area. Expect to see wildlife and be exposed to critters & insects. Rest assured, we have comprehensive, year-round pest control measures in place and work hard to minimize these encounters; however, bug spray is recommended if planning to enjoy the outdoor areas.

✹ GRILL: We do our best to ensure there is propane available for grills, but cannot guarantee there will be propane for use throughout your stay. If all available tanks are empty, we ask that you refill a tank and provide a receipt for reimbursement.

✹ HOT TUB NOTICE – Please Read ???? - We strive to maintain the highest standards of cleanliness and hygiene. Occasionally, if a previous guest hasn’t followed proper usage guidelines, we may need to drain, clean, and refill the hot tub before your stay for health and safety reasons ????????. If this happens, please note that it may take until the evening of your first night (or slightly longer, depending on the weather) for the water to fully heat back up ????????. We totally get that guests look forward to relaxing in the hot tub, and we only perform this maintenance when absolutely necessary to ensure a clean and safe experience for everyone ????????.

✹ VERIFICATION: Upon reserving the home, you will be asked to complete guest verification through third-party provider Truvi. This is done to ensure we are keeping up-to-date with short-term rental regulations as well as providing both our guests and our properties with extra protection. Truvi will contact you via email and/or text to complete the verification. Please complete your verification upon receipt of this communication to avoid delays in getting your reservation process completed.

✹ RENTAL AGREEMENT: Guests are required to sign a rental agreement upon reservation.

✹ CREDIT CARD HOLD: There is a credit card hold of $500 collected 2 days prior to arrival & released within 7 days of departure

✹ HOA REQUIREMENTS & FEES:

✔ Rental forms are required by our HOA and must be completed at least 72 hours prior to your stay.

⚠️ Towamensing Trails Property Owners Association has a HOA registration fee, which will be collected separately from your reservation. Please see the fee breakdown below:

???? $25 for the rental packet – Includes 8 wristbands. Additional wristbands for guests 9 through 16 can
be purchased at a cost of $10 per person per day. Children aged 5 and under are free.
???? $5 per vehicle – Fee depends on the number of cars registered (maximum of 6 vehicles).
???? Sample calculation: $25 rental packet + 4 vehicles ($20) = $45 total HOA fee.

???? Please note: These are not host-imposed fees. These are community-required fees set by Towamensing Trails to help cover the costs of operating and maintaining the community’s amenities and facilities.
